Fresh & Airy Modern Spanish Rental Design

We just bought a 3 bed, 2 bad and large terrace villa at a gated resort-type community in Puerto Rico which we are aiming to prepare for AirBnB rental.

The place has a Spanish vibe to it, but we do not wish for it to look dark. It is currently all empty, so are looking for a more full-on project and have some ideas. Was wondering if you could advise on pricing, options, and timing.

I understand that the way you work is starting with one of the areas, but as we were there decided to prepare the plan and took pictures and videos of all the areas. That may give you a better sense of the scale of the project and the importance of continuity/though not sameness at the different areas.

We have placed all the photos, videos, and plans in separate WeTransfer folders.

In terms of which room we would like to begin working with a designer with, we have settled on the combined living/dining area as that is the first thing guests will see when entering the villa and once a good idea of that room is set upon the rest of the place can be sped up.

Please note the Spanish tiles, flooring and French windows will not be changed, so I presume that limits us in terms of creativity but fits well with our idea of Spanish Revival. In that room, if it fits we would like to include a little table/desk/folding desk (falling from a wall perhaps?) which could be called "dedicated workspace" but that it won't be a major feature of the room. More something to advertise as having. Also, unless the doors are open there is not much in terms of ventilation in that room coming from the French windows, so while that room will be fitted with an inverter a/c unit (of the central A/C conducts there, one will be covered with the new inverter a/c unit and the other will be covered somehow). In order to keep electricity costs down, we envision the need for the ceiling fan that is already in that room. The doors make the room look dark so we are looking for a feeling of more light and freshness in the Caribbean.

In terms of how nice to make this, while aiming for nice and therefore why we are asking for your help, we do not envision living there for the time being and - as it will be rented to strangers - we are not looking for the absolute top end, expensive materials. The design should aim to as nice as possible but with this in mind at all times. In terms of budget, we have allocated $27K for the four areas I mentioned. I would like to discuss your thoughts on how you consider that amount should be split among the rooms, as certainly the smaller bedroom will be cheaper than the master one, etc.

Based on the percentage of cost that your advice will cost for each room I have preliminarily divided the budget per room as follows:

Living/Dining area - $10K
Second Bedroom - $6K
Master Bedroom - $7K
Terrace - $6K

However, am open to discussing how to shift these amount across the rooms if you consider a less crude (than percentage of designing cost) budget assessment mechanism should be used.

One thing I forgot to mention is that in terms of "stuff" in the room we are more a 1 or 2 cushions type people than tons of them (except in beds where lots of pillows are welcomed). Usually, when we get to an AirBnB that has too much decoration we spend a few minutes taking some of them down.

One additional thing to mention on the living/dining area, we are considering adding some sort of door/division between the living/dining area and the kitchen for smell control purposes. Not sure if that works in the space, but would be nice if the designers have a think about what sort of door could go in there and work with their creations.
